Inventories Why bother?

 

Due to new legislation Tenancy Deposit Protection, landlords can no longer make deductions from the tenancy deposit without the tenants agreement.


The usual tenant argument "It was like that when I moved in", can be swiftly dismissed with a professional, independent inventory from Ace Inventories.


Following the introduction of the new government legislation in the form of the Tenancy Deposit Scheme on the 6th April 2007, it became compulsory on all Assured Shorthold tenancies for the tenants deposits to be paid in to a government approved custodial scheme,the landlord or letting agent can hold the deposits under a insurance backed scheme


In the event of a dispute at the end of a tenancy, the landlord and tenant can go to the scheme arbitration panel for a judgement. At arbitration a detailed inventory and schedule of condition will be essential in the event of a landlord wishing to make a claim against a tenants deposit.


Lawrence Greenberg, Chief Executive of the Dispute Service, who runs one of the schemes was recently quoted as saying 'Whilst inventories are not a legal requirement, without one, and a good one at that, a landlord may as well not even bother taking a deposit'.
